On the north half of the block where a parking lot and an annex wing of the Artist Repertory Theatre now stand, the aptly named ART Tower will rise 21 stories and become the first high rise in Portland to adhere to the new City of Portland inclusionary housing rules. KLA worked with Ankrom Moisan Architects to pull the building back from the renovated Artists Repertory Theatre building by using a cleverly designed courtyard which features a unique paving pattern, a planter for treating stormwater runoff, and a generous seating area for the residents of the tower and the new bar that will back the east end of the courtyard.

The penthouse amenity deck, in keeping with the "performance" parti of the building allow for community gathering with a custom barbecue counter and fire pit, while offering residents of the tower dramatic sweeping views of Downtown Portland, the Willamette River, Mt. Hood, and Mt. St. Helens.

ART Tower was approved with esteem by the Design Review Board in Fall 2018, and is slated to begin construction later in 2019.
