Consisting of 114 residential units over ground floor retail and two levels of private parking, the buildings orientation and high efficiency heating and cooling systems and landscape technology make this project a model of sustainable urban architecture with a projected LEED Gold Certification.The second floor podium will be host to 4,000 sf of vegetated eco roof and a 130 foot long stormwater "flow-thru planter" that biologically filters and cleans the stormwater from the tower’s roof. Stormwater will reach the podium level flow-thru planter by way of downspout within the building’s structure.
The "extensive system" eco roof design mirrors some characteristics of the building’s façade through the artistic use of blocks of eco roof plants with contrasting color creating an interesting view from private terraces above.
In support of its LEED rating the landscape design helps to reduce the urban "heat island effect" in this increasingly popular urban lifestyle district. The building’s design will demonstrate close to 40% savings in water use through fixture specification. In addition, 75% of the existing buildings demolition byproduct & new construction waste will be recycled and diverted from landfills.
